Valuation Office rating list

Rightly Rated uses the Valuation Office's (VO) Rating List Downloads for England and Wales (2026 list, epoch 0004). This data is published under the VO's restricted licence, not the Open Government Licence. It is © Crown copyright and Crown database right. VO terms: https://www.tax.service.gov.uk/view-my-valuation/terms-and-conditions

How we use it:

  • Only for non-domestic rating purposes: helping occupiers, owners and their representatives review a property's valuation and compare it with comparable properties.
  • Area pages show aggregate statistics only (for example, medians and ranges). Individual comparables appear only in a check or pack for a specific property.
  • We drop the occupier-name field and do not use personal data from the list.
  • We refresh the data when the VO publishes new versions, and delete superseded data we no longer need. The list can change after our latest update, so always confirm your entry at gov.uk/find-business-rates.
  • If you pass on any of this data, for example by sharing your pack with an adviser, you must tell them that the VO's terms apply. They may use it only for non-domestic rating purposes.

The VO supplies the data "as is". We check it carefully, but we cannot guarantee it is accurate or complete. Check the facts about your own property before relying on them.
