Is your business
rightly rated?
Check your 2026 rateable value against similar properties nearby in seconds. If it looks too high, get a ready-to-upload evidence pack and challenge it yourself. One fixed fee, no share of your savings.
Three steps. You stay in control.
We do the data work. You submit through your own GOV.UK account, so you never hand over a login or a slice of your refund.
1 · Free check
Search your premises. See your 2026 rateable value, the floor area and price per m² the Valuation Office used, and how that compares with similar properties nearby. Verdict and estimated saving, free.
2 · Evidence pack
If it looks high, unlock the pack: comparables with VO references, the reasoning, a proposed rateable value and a facts-only draft statement. From £99 one-off.
3 · Guided challenge
Claim your property, raise a Check, then Challenge with your pack. Step-by-step screens, a dashboard that tracks every date, and reminders before your 4-month deadline.
We tell you when not to bother.
Most valuations are fair. If yours is, or if small business rate relief already wipes your bill, the free check says so and we will not sell you a pack.
Between April and June 2026, 250 of 1,340 Challenges on the new list in England (19%) were marked incomplete. Our pack is laid out around what GOV.UK asks for, so nothing is missed.
Source: GOV.UK statistics, August 2026- Facts, not guesses
Every figure comes from the Valuation Office’s own published 2026 data or from what you tell us, clearly labelled. The AI only words the statement; an automatic check rejects any number that is not in the facts.
- Uncertainty shown
Thin evidence, wide price spreads and composite properties are flagged in plain English, in the check and in the pack.
- No guarantee, no pressure
A challenge can lower, keep or raise a value. We say so up front, and we remind you that false information can lead to a penalty.
- Your data stays yours
We keep the minimum, never sell it, and delete it when you ask.
One fixed fee. Keep every penny you save.
The check is free. Pay once for the evidence pack if you want it. VAT included.

Is your bill too high where you are?
The short answers.
Is the check really free?
Yes. Search your property and you see its 2026 rateable value, how the Valuation Office valued it, and our verdict with an estimated saving. No sign-up. You only pay if you want the evidence pack.
Where does the data come from?
From the Valuation Office’s own published 2026 rating list and summary valuations (the same figures behind GOV.UK’s “Find a business rates valuation”). We refresh from each new data release. Figures can change between releases, so always check your property and the comparables on GOV.UK before you submit anything.
What do I get for my money?
A PDF evidence pack built for the GOV.UK Challenge form: up to 12 comparable properties with their VO references, floor areas and prices per m²; the reasoning; a proposed rateable value and effective date; a draft supporting statement written only from the facts; and a checklist of what you must add yourself. Plus a step-by-step guide and deadline reminders. £99 for rateable values under £51,000, £199 from £51,000 to £149,999, £349 from £150,000 to £499,999. VAT included. Above that, or for pubs and hotels, speak to a RICS-regulated surveyor.
Do you submit the challenge for me?
No. You submit it yourself through your free GOV.UK business rates valuation account. That keeps you in control, and it means you never share your login or pay a share of your savings. Our guide walks you through each screen.
Can you guarantee a reduction?
No, and nobody honest can. The Valuation Office decides. A challenge can lower a rateable value, leave it the same or, occasionally, raise it. If our free check says your valuation already looks fair or favourable, we will tell you not to buy the pack.
What if small business rate relief already covers me?
In England, if your property is your only business property and its rateable value is £12,000 or less, small business rate relief usually means you pay nothing. A lower value would not save you money, so we do not sell packs at a rateable value of £12,000 or less. Check your relief with your council instead.
