Business rates multipliers 2026/27 explained
A multiplier is the pence-in-the-pound your council charges on your rateable value. For 2026/27 England has five: 38.2p and 43.2p under £51,000, 43p and 48p from £51,000 to £499,999, and 50.8p from £500,000. The lower figures in each band are for eligible retail, hospitality and leisure property.
| Rateable value (England, 2026/27) | Standard | Retail, hospitality and leisure |
|---|---|---|
| Under £51,000 | 43.2p | 38.2p |
| £51,000 to £499,999 | 48p | 43p |
| £500,000 or more | 50.8p | 50.8p |
Who gets the retail, hospitality and leisure multipliers?
They replace the 40% retail, hospitality and leisure relief that ended on 31 March 2026; you can no longer make a new claim for that relief. GOV.UK’s examples of eligible businesses are a shop, restaurant, café, bar, pub, cinema, music venue, gym, spa or hotel. If you received RHL relief in 2025/26 you will usually be eligible. Your council decides, so ask it if your bill uses the standard rate and you think it shouldn’t. Property worth £500,000 or more pays 50.8p whatever its use.
Wales 2026-27
| Wales, 2026-27 | Multiplier |
|---|---|
| Retail multiplier: shops, kiosks, pharmacies and post offices under £51,000 | 35p |
| Standard multiplier: most other property | 50.2p |
| Higher multiplier: rateable value over £100,000 (some public-service uses excepted) | 51.5p |
The Welsh retail multiplier applies by the property’s description in the rating list (shop, kiosk, pharmacy, post office) and not to cafés, pubs, restaurants or salons.
Previous years (England)
| Year | Standard | Small business |
|---|---|---|
| 2025 to 2026 | 55.5p | 49.9p |
| 2024 to 2025 | 54.6p | 49.9p |
| 2023 to 2024 | 51.2p | 49.9p |
Multipliers fell in 2026 because rateable values went up at the revaluation; GOV.UK notes a change in rateable value does not always mean a change in your bill. Estimate your 2026/27 bill.
