How restaurants are valued

Most restaurants and takeaways are valued on floor area and a price per m², like shops. Large or specialist restaurants can be valued with reference to trade; if yours is, compare with care or ask a RICS-regulated surveyor.

Reliefs to ask about

  • Small business rate relief: nothing to pay in England if it’s your business’s only property and the rateable value is £12,000 or less; tapering to £15,000.
  • Supporting small business relief if you lost relief at the 2026 revaluation, and transitional relief if your bill is rising because of it.
  • Takeaways that got RHL relief in 2025/26 will usually qualify for the RHL multipliers; check with your council.
  • Wales: no retail multiplier for restaurants, but a food and drink hospitality relief applies in 2026-27; ask your council.
